How long does it take? Once you’re ready, most first-time buyers go from first conversation to keys in about 30–60 days. But there’s no clock here — if you need a few months to prepare first, that’s completely okay. We move at your pace.
Clarity Call
We start by talking through your goals, fears, income, credit, savings, timeline, and what you have already heard from friends, family, or lenders. You do not need to have all the answers before we talk.
Readiness Review
We figure out whether you may be ready now, close, or need a plan first. The goal is not pressure. The goal is clarity.
Lender Introduction
When it makes sense, I introduce you to a lender who can verify the numbers. Before that conversation, I explain what they may ask for and why it matters so you do not feel blindsided. Already have a lender you trust? Perfect — we will work with them.
Smart Home Search
I help you look at homes through the lens of payment, condition, location, layout, resale, and risk. I do not just send listings and leave you to figure it out.
Guided Tours
You get time to fully digest each home. Open doors, measure rooms, take photos, check storage, and ask every question. I help you separate normal issues from red flags.
Offer Strategy
Before writing an offer, I explain the strategy. We look at price, competition, days on market, condition, seller leverage, buyer leverage, and what protections matter.
Inspection and Negotiation
The inspection period can feel intense. I help you understand what matters, what is common, what is concerning, and what we may be able to negotiate.
Closing and Keys
I help you stay prepared through appraisal, final loan approval, signing, funding, utilities, and move-in.
First 30 Days as Homeowner
I do not disappear after closing. The first 30 days can bring questions about utilities, maintenance, repairs, mail, insurance, taxes, and settling in. I stay available so you are not left figuring everything out alone.
